Terms and Conditions 

We look forward to welcoming you to FarmKO Glamping & Fun Farm. To ensure clarity, comfort, and fairness, please read and sign these Terms & Conditions, which govern all reservations.                          

1. Booking and Confirmation

  • Bookings are confirmed only after payment and receipt of an official confirmation from our Reservations Team.
  • Payment channels include Cash or Check on-site, Bank Transfer, GCash or DragonPay via online booking.
  • Guests must be of legal age and ensure all details (payment accounts and guest information) are accurate and valid. Incorrect details may result in cancellation and forfeiture of payment.

2. Check-In / Check-Out

  • Check-in: from 3:00 PM
  • Check-out: by 11:00 AM
  • Early check-in is subject for room availability with an additional
    fee of PHP 200 per hour. Late check-in should be informed in advance.
  • Late check-out is subject for availability. Check-out between 12:00 NN to 6:00 PM
    will be charged with 50% of the room rate; thereafter, a full day will apply

3. Rate, Packages & Promotions

  • Rates are based on published prices at the time of booking.
  • Special packages or promotional rates are strictly
    non-rebookable and non-refundable.
  • FarmKO reserves the right to adjust rates without prior notice..

4. Rebooking Policy

Guests may rebook their reservation only once under the following conditions:
  • Eligibility
    – Only bookings made at a regular published rates may be rebooked.
    – Promo or discounted bookings are strictly non-rebookable.
  • Rebooking Window
    – New date must be within three (3) months of the original booking date.
    – Earlier dates may be accepted, subject to availability.
  • Rebooking Charges
    – 20% of the original booking rate, if request is made at least 7 days before check-in.
    – 50% of the original booking rate, if request is made less than 7 days before check-in.
  • Room Availability & Rate Difference
    – Rebooking is subject to room availability.
    – Any rate difference (due to seasonal rates or upgrades) must be paid by the guest before confirmation.

  • Non-Transferable
  • – Rebookings cannot be transferred to another guest without approval.

  • Special Exceptions
    – Personal Emergencies (illness, injury, death of immediate family): allowed once with 7 days’ notice period and with proof; subject for 
20% rebooking fee.
    – Force Majeure (typhoon, flood, earthquake, pandemic, etc.) affecting the place of business: allowed once within 3 months; no 
rebooking fee, but prevailing rates apply.

5. Cancellation Policy

    • All cancellations must be made via official channels (email: inquiry@farmko.com or official FarmKO Facebook Messenger).
    • Charges apply as follows:

    – 15+ days before check-in — 50% charge
    – 7-14 days before check-in — 75% charge
    – 3 days or less before check-in / No-show — 100% charge

6. Payment

    • A 50% deposit is required upon signing of the Banquet Event Service Agreement and the remaining balance shall be settled not later than ten (10) days before the date of reservation. This applies to regular published rates.
    • A full payment is required upon signing of the Banquet Event Service Agreement for discounted rates and promotional rates or for bookings made less than seven (7) days before check-in.
    • For Commission on Audit (COA) – Compliant guests, FarmKO will be requiring the following documents to allow a different payment timeline: Cash Advance Form (CAF), Request for Obligation Allotment (ROA), Letter of Acceptance of the Banquet Event Service Agreement.
    • If supporting COA documentation is not provided, FarmKO reserves the right ti withhold confirmation or require to follow standard payment terms.
    • Accepted modes of payment include bank deposits / online transfers and check payments (corporate and COA-compliant clients only; subject to clearance).
    • Cash payments are not accepted off-site and only accepted on-site for extras or incidentals.

7. Force Majeure

FarmKO is not liable for cancellations caused by natural disasters, government restrictions, or other events beyond our control. A one-time rebooking may be allowed under Section 4.

8. Guest Responsibilities

    • A valid government-issued ID must be presented upon check-in.
    • Guests must observe Clean As You Go (CLAYGO), as FarmKO operated on a self-service model.
    • Expect a natural outdoor environment (sunlight, insects, etc.).

9. Liability

    • FarmKO is not responsible for loss or damage to personal belonging.
    • Guests are expected to follow glamping rules. FarmKO reserves the right to refuse service or cancel bookings due to violations of these terms.
    • FarmKO reserves the right to charge guests for any loss or damage to the property, including any furnitures, fixtures, or equipment caused during the stay,

10. Room Occupancy & Usage

    • To observe occupants limit, additional charges will apply for extra
      guests exceeding the guaranteed booking.
    • Children under the age of 5 years old and below stay free of
      charge when using the existing bedding.

11. Security / Incidental Deposit

    • A deposit of PHP 1,500 is required upon check-in per booking. The amount will be refunded upon check-out, subject to any deduction for damages.

12. Health & Safety

      • Guests must disclose any serious medical conditions, allergies, or mobility restrictions prior to check-in, so the team can make reasonable accommodations.
      • Guests must bring their own personal medication. FarmKO is not responsible
        for supplying or administering medicine.
      • In case of contagious illness (e.g. flue, COVID-19, other infectious conditions), FarmKO reserves the right to deny entry or cancel the booking in the interest of safety..
      • Meals served are prepared with care. Guests with food allergies or dietary restrictions must inform the team in advance.
      • FarmKO is not liable for allergic reactions if prior notice was not provided
      • Outside food is discouraged to maintain hygiene and reduce pest risk.
      • Guests are responsible for using facilities (domes, bikes, tools, recreational equipment) in a safe and responsible manner.
      • For your safety, do not tamper with electrical systems, gas stoves, or water lines inside the premises.
      • FarmKO is located in a natural outdoor setting. Guests may encounter insects, uneven terrain, or changing weather.
      • Guests are advised to wear proper footwear and take precautions against sun exposure, rain, or slippery areas.
      • Farm animals and farm activities may be observed up close but must be respected. Feeding, touching, or entering restricted areas without permission is prohibited.
      • Children must be supervised by a parent / guardian at all times.
      • Certain areas (ponds, bonfire are, equipment zones) may be restricted to adults only for safety reasons.
      • FarmKO maintains first aid kits and trained staff for basic emergencies. For serious incidents, nearest hospitals will be contacted.
      • Guests are responsible for their own safety and must follow staff instructions during emergencies (e.g. heavy rains, fire, evacuation).
      • FarmKO is not liable for accidents or injuries resulting from negligence, failure to follow rules, or participation in activities at guests’ own risk

13. Security Protocols

    • FarmKO has implemented security protocols to ensure the safety of our guests and staff.
    • Guests are required to cooperate with security measures such us providing valid identification upon check-in, using room keys for room access, and following any additional security procedures communicated by the staff.

14. Guest Amenities

    • FarmKO offers various amenities for the comfort and convenience of our guests. The availability of amenities may vary and is subject to change without prior notice.
    • Guests are encouraged to inquire about specific amenities at the time of booking or upon check-in.

15. Pets

    • Pets are allowed with a signed waiver.
    • A pet fee of PHP 560 will be charged per pet.
    • Guests are responsible for the behavior and well-being of their pets and must adhere to any pet-related policies and guidelines provided by FarmKO.

16. Other Charges

    • Corkage Fees:
    • – Lechon — PHP 1,500 / Lechon
      – Food Items — PHP 500 / single packaging
      – Beverages (Soda, Juice) — PHP 500 / pack or case
      – Liquor (Local) — PHP 250 / bottle
      – Liquor (Imported) — PHP 300 / bottle

    • Services:
    • – Bedding — PHP 350
      – Comforter — PHP 300
      – Flat Sheet / Blanket — PHP 200
      – Pillow — PHP 200
      – Bath / Pool Towel — PHP 200
      – Shampoo and Soap Set (beyond standard set) — PHP 80
      – Coffee Consumables (beyond standard set) — PHP 80

    • Damage & Loss:
    • – Room (broken furniture, stained linens, damaged mattresses, broken windows or doors)

    • Purchase Value
    • – Missing Items — Purchase Value
      – Equipment misuse (mini fridge brought out of the room, etc.) — PHP 500
      – Farm / Glamping Facilities (damaged grills) — Purchase Value

17. Special Requests

    • All special requests (extras, set-up) are subject to availability and will only be guaranteed when requested in advance.
    • Certain requests may incur additional charges, which will be communicated before confirmation.
    • While FarmKO will make every effort to honor reasonable requests, we reserve the right to decline requests if they affect operational flow, guest safety, or environmental sustainability and if they are in conflict with existing reservations.
